An announcement that changes the scale of the Georgian market

On 17 April 2026, an announcement from New York immediately changed the way part of the world looks at Tbilisi. The Trump Organization, together with five leading Georgian and international partners, officially announced the development of Trump Tower Tbilisi. It is the first time the Trump brand has entered the region. It is also expected to become the tallest tower in Georgia, designed by Gensler, the largest architecture firm in the world.

For those who have followed the Georgian market for a few years, this is not a complete surprise. It confirms a trend the figures have shown since 2023: Tbilisi is becoming a reference destination for international capital and high-end buyers. This project is its most spectacular expression so far.

‍

Around 70 floors, Central Park, Gensler: what Trump Tower Tbilisi will be

The project sits in a central location overlooking Tbilisi's Central Park, in an area that already concentrates much of the capital's premium demand. With around 70 floors, it will be by far the tallest building in the country.

It is a mixed-use development in the most ambitious sense: luxury residences, high-end retail, fine dining and a set of amenities designed for an international clientele. It is the model the Trump Organization has applied to its most iconic projects, in Manhattan, Miami and a dozen other markets around the world.

Eric Trump, Executive Vice President of The Trump Organization, put it simply: the Trump name stands for the most luxurious real estate developments in the world, and Trump Tower Tbilisi continues that line. It is not a slogan. It describes a development philosophy that millions of buyers worldwide have learned to recognise.

‍

The developers behind the project: a reassuring consortium

Beyond the brand, what gives this announcement credibility is the quality of the Georgian and international partners behind it.

Archi Group is Georgia's leading developer, with more than 18% market share. Founded in 2006, the group has delivered more than 55 projects, housed over 52,000 residents and investors from 34 countries, and built partnerships with Marriott, Accor and Wyndham. When its co-founder Ilia Tsulaia calls the project a historic milestone for Georgia, he speaks as someone who built the local market and knows exactly what such an announcement signals to international capital.

Biograpi Living, co-developer of the project, is backed by INVIA, one of the most diversified business groups in the country, with annual revenue of up to 700 million dollars. The group holds the Wendy's, Dunkin' and Subway franchises in Georgia and on its own represents around 2% of the country's GDP. This is not an opportunistic developer.

The Sapir Organization brings experience of more than 7 billion dollars of assets managed in the United States, with a track record of high-end projects in New York and Miami. For Alex Sapir, its president and CEO, the project is personal: his parents were born in Georgia, and he sees it as a way to contribute to the country beyond a purely commercial calculation.

Blox Group and Finvest Georgia complete the consortium. Blox Group already carries more than one million square metres of residential developments in the Caucasus. Finvest Georgia manages a portfolio of real assets ranging from luxury hospitality, including the Wyndham Grand Borjomi, to energy projects exceeding 286 MW of installed capacity.

What this project says about the Tbilisi market

The Trump Tower Tbilisi announcement is not an isolated event. It belongs to a sequence which, taken as a whole, shows a market changing status.

The press release itself quotes precise data on the premium residential market: values in Tbilisi's key districts have risen by 7 to 10% a year, and the city is increasingly compared with Lisbon in its early years of international gentrification, or with Dubai in the early 2000s, before the market became what it is today.

The comparison with early Dubai is not new among investors. But when it appears in an official press release accompanying the region's first Trump project, it takes on another dimension. It is no longer a sales metaphor. It is a market thesis that players committing hundreds of millions of dollars have validated with their decision to invest.

For us at FFI, this project confirms what we have been telling our clients for several years: Tbilisi is not an emerging market in the fragile sense of the term. It is a market in an acceleration phase, with solid fundamentals, serious economic governance and an international appeal now visible in the concrete decisions of the most recognised names in global luxury real estate.

‍

What it changes in practice for investors

The arrival of a project of this size has well-documented effects on neighbouring markets. In the short term, it draws a new category of international buyers who would not naturally have looked at Tbilisi. In the medium term, it contributes to a re-rating of surrounding assets, as the market's perception changes among institutional and private investors.

It is not a guarantee of returns. It is a piece of context that any serious investor must factor into their analysis.

What Trump Tower Tbilisi does not change is the need for rigorous due diligence on every project, a well-considered choice of area and developer, and a suitable legal and tax structure. A strong market signal does not replace selection work. It makes it more urgent, because the right assets in the right locations will be watched by a growing number of buyers in the coming months.

This is exactly what we do for our clients at FFI: identify the projects that deserve attention, assess their substance, and help investors position themselves before the entry window narrows further.

Conclusion

When the Trump Organization, Gensler and a consortium of five serious developers decide together to build Georgia's tallest tower in Tbilisi, they do not take that risk out of sentiment. They take it because their teams have analysed the market, checked the fundamentals and concluded that the investment is justified. It is the clearest signal a market can receive.

For investors who have been watching Georgia with interest without taking the step yet, this announcement adds context worth considering. For those already positioned there, it is further confirmation that they made the right choice.

Details on the architecture, design and sales terms will be announced in the coming months. By then, the most attractive positions on the Georgian market will probably not be the same as today.
