Most off-plan presentations look alike: polished renders, confident yield figures, a location described as unique. Our job is to look past the brochure and find what genuinely sets a project apart. With Stay & Rent, two things caught our attention straight away.
The first is recognition. The project won at the European Property Awards 2025-2026, in the Mixed-Use Development category for Georgia. Judged in London by an independent panel on architecture, concept, coherence and construction standards, it is one of the most respected distinctions in international property. Winning it before completion, on the strength of the design alone, says a great deal about the seriousness of the project.
The second is financing. Construction is fully funded by TBC Bank, listed on the London Stock Exchange and a member of the FTSE 250, with total assets of around 16.5 billion dollars. When a bank of that calibre finances a building, its risk teams have already scrutinised the developer, the plans, the guarantees and the numbers. That is a level of validation that developers relying solely on buyers' deposits simply cannot offer, and for an investor buying from abroad, it changes the risk profile of the whole operation.
The developer is always the first thing we assess. One Development was founded in 2016 and is based in Batumi. Its ONE complex also won at the European Property Awards 2025-2026, in the Residential Renovation category, which makes it one of the rare developers on this market with two international awards on two projects at the same time. It is also behind Sport City, another residence in our selection.
A developer that secures construction finance from a top-tier bank has already proved it can present a solid, viable project. That is a natural filter against under-capitalised or opportunistic players.
Stay & Rent sits at 5 Grigol Lortkipanidze Street, on Batumi's New Boulevard, the district that recorded the highest number of property sales in the city in 2025, with more than 6,800 transactions. It is where international buyers, expatriates, digital nomads and investors are concentrating.
It is not the most central or the most touristy part of Batumi. It is something more interesting for an investor: a district in full transformation, where infrastructure is improving, quality residences are rising, and prices still reflect what the area is about to become rather than what it already is. The beach is a five-minute walk away, and shops, transport and services are all close at hand.
The name says it all. Stay & Rent is designed for two uses that can alternate freely: live there full time in a modern residence, or leave for a few weeks or months and let the apartment while you are away. The "lock and leave" principle is built in from the start, with professional rental management taking over when you go.
This suits the profiles we work with most often: investors who want a base in Georgia that earns income when they are not there, and people preparing a move abroad who want to try the country before settling.
A rooftop pool and bar with sea views, a spa and wellness area, a fitness centre, a co-working space, a café, concierge services: all in a 22-storey tower with carefully designed common areas. These are not decorative extras. In short-term rental, an apartment in a building with a pool and a rooftop lets faster and at a higher nightly rate than the same apartment elsewhere.

This is probably what sets our offer on Stay & Rent apart the most. In its original configuration, the two-bedroom apartment did not match what we wanted to offer our clients. We could have walked away from that unit type. Instead, we negotiated.
After several rounds of discussion with One Development, we secured a complete redesign of the layout. The agreement is unique: this new floor plan is available only to France Finance International clients.
The principle is simple and designed with rental in mind. The two bedrooms sit at opposite ends of the apartment, each with its own terrace and a bathroom close by, guaranteeing real privacy. Between them, a large open-plan living space brings together the kitchen, dining area and lounge, flooded with light by a fully glazed facade. Two bathrooms, one with a bathtub, complete the apartment.
For an investor, that changes everything. Two couples, a family or a group of friends can stay without getting in each other's way, which is exactly the type of guest who books the longest stays and pays the highest rates in short-term rental. And for personal use, it is a genuine family apartment with clearly separated spaces.

In Batumi, net rental yields range from 8 to 12 per cent a year. With its New Boulevard location, its amenities and professional management, Stay & Rent sits squarely within that range.
To put it in concrete terms, at a 10 per cent net yield, the middle of the range, an apartment bought for 76,000 dollars generates around 7,600 dollars of net rental income a year, or roughly 630 dollars a month on average. In peak season, monthly income is well above that average, with July and August pulling the annual figure upwards. These figures are net of everything: management fees, service charges, maintenance and tax.
Stay & Rent is a residential project with flexible letting. As long as the rental is structured as a direct residential let by the owner, with or without an appointed manager, Georgian rental income is taxed at a flat 5 per cent.
That is radically different from the 20 per cent regime that applies to commercial hotel activity. Aparthotels, resorts and hotel rooms sold to individual investors with a hotel operator fall under that commercial regime, which wipes out much of the tax advantage many investors expect to find in Georgia. Over ten years, the difference between 5 and 20 per cent runs into tens of thousands. It is one of the criteria we check systematically, and one of the reasons this project passes our filter when others do not.
Prices in Batumi are rising by 15 to 20 per cent a year. On an off-plan purchase, the gap between the launch price and the value at completion, furnished and ready to let, typically reaches 25 to 40 per cent on premium New Boulevard projects. One Development's own projection is higher still, at over 60 per cent by completion in the second quarter of 2027, but we prefer to work with our own, more conservative range. And after two years of ownership, capital gains on residential property are fully exempt from tax in Georgia.
For the clients we accompany on this project, we have negotiated a three-stage structure that keeps the initial outlay low while securing the purchase.
30 per cent on reservation. On a 76,000-dollar studio, that is 22,800 dollars, which secures the apartment.
15 per cent during construction. Spread until completion in the second quarter of 2027: 11,400 dollars in our example.
55 per cent by bank mortgage on completion. The balance, 41,800 dollars, is financed by a Georgian mortgage put in place on handover.
In other words, the cash required before completion is 34,200 dollars, or 45 per cent of the price. The rest is financed by the bank at the very moment the apartment starts generating income.
Standard mortgage rates in Georgia for borrowers without an established banking relationship are around 11 to 12 per cent. That is not what our clients pay. Through the relationships we have built with TBC Bank and Bank of Georgia, we access rates of 7 to 8 per cent for well-prepared files on the projects we select. On a 41,800-dollar loan at 8 per cent over ten years, the monthly repayment is around 507 dollars.
Initial outlay before completion: 34,200 dollars, paid in two stages. On completion, a monthly repayment of around 507 dollars. Net rental income of 500 to 760 dollars a month on average, depending on season and management, with peaks well above that in summer. From the first year, the rent covers the mortgage: the apartment pays for itself, while its value grows in a market where prices are rising by 15 to 20 per cent a year.

Our role goes far beyond passing on the developer's brochure. Upstream, we help you choose the apartment type and floor according to your budget, rental goals and horizon: a high floor with a direct sea view lets for more but costs more; a middle floor often offers a better yield-to-price ratio.
We assist with opening a Georgian bank account, coordinate the legal review of the sales contract, and introduce you to the right people at TBC Bank to obtain the mortgage terms described above. After completion, we put you in touch with rental managers in Batumi whose practices and results we have checked ourselves, because the quality of the manager matters as much as the quality of the apartment.
Bank financing from TBC Bank, which structurally reduces completion risk. International recognition from the European Property Awards. A residential structure that keeps the 5 per cent tax regime. A New Boulevard location with the deepest international demand in Batumi. A two-bedroom layout redesigned for, and reserved to, our clients. And a payment structure that lets you enter with 34,200 dollars on a 76,000-dollar apartment, with the mortgage covered by the rent.
Stay & Rent combines guarantees that are rarely found together on this market: an award-winning developer, bank financing, a tax-efficient residential structure, net yields of 8 to 12 per cent, an exclusive two-bedroom layout and an accessible entry point. No off-plan investment is entirely risk-free, but the balance between guarantees and potential here is among the best we have seen in Batumi.
Our team can present the units still available, the financing terms and the exclusive two-bedroom layout, and guide you through every step of the purchase. The first conversation comes with no commitment.
