An evening that felt different

A week after Lyon, the France Finance International team held its sixth conference of the year in Paris. Six events in a few months, in several cities, always with the same purpose: step away from screens, meet investors in person, and take the time for a real conversation about international real estate.

Every one of these evenings went well. But this one had something different about it. The room was almost full: nearly a hundred people had come to spend the evening with us. That is not a trivial figure. It shows that the subject resonates, that investors are actively looking for serious alternatives, and that they are willing to give up an evening to understand what the Georgian market can concretely offer them.

‍

What happened on the night

We presented our view of the Georgian market and the opportunities we are currently following. Not a generic presentation of Georgia as a holiday destination, but a precise market analysis, with up-to-date figures, concrete projects, and a transparent look at the points every serious investor needs to understand before acting.

What made the evening particularly valuable came after the presentation: nearly forty minutes of open questions with an audience that fully engaged. Precise, often technical and sometimes tough questions on tax, developers, local bank financing, and comparisons with other destinations.

It is probably what Adrien enjoys most about these events. Leaving the slides behind, answering real questions, and meeting in person investors we have sometimes worked with remotely for months. There is something irreplaceable about these face-to-face conversations. We understand expectations, concerns and personal situations better. And investors leave with answers that no video or article can fully replace.

A presence that truly honoured us

The evening had an exceptional guest whom we had not announced publicly. His Excellency Irakli Kurashvili, Ambassador of Georgia to France and Permanent Delegate to UNESCO, attended the entire conference and stayed on to talk with us well after the event had officially ended.

Welcoming the Ambassador of Georgia to a conference on Georgian real estate is no small thing. It is recognition, at the highest diplomatic level, that our work contributes to something larger: strengthening economic ties between Georgia and international investors, and raising the profile of a country that deserves far more attention than it still receives. His Excellency also invited us to visit the Embassy of Georgia soon, an honour we fully appreciate and another step in the relationship we have been building with Georgian institutions since we set up in the country.

The team behind it

A large part of the France Finance International team made the trip for both evenings, Lyon and then Paris. Léo Lawless, Yann Bercegeay, Joël Boucher, Anhelina Pikulieva and Noémie Maury put in considerable work beforehand, were fully present during the events, and followed up meticulously in the days after. Logistics, content preparation, welcoming guests, handling questions, following up contacts: this kind of evening does not happen by chance, and it deserves recognition.

A special mention for Éric Fankhauser, FFI partner, who could not be in Paris this time. He was with us in spirit, and probably a little envious of the feedback he received the next morning.

What this evening says about investors today

Nearly a hundred people in a room on a weeknight to talk about real estate in Georgia says something about what is going on in investors' minds right now.

Across Europe, the tax burden on property owners keeps growing and the rules keep shifting from one budget to the next. In contrast, Georgia offers net rental yields of 8 to 12 per cent in Batumi, rental income taxed at 5 per cent, no capital gains tax after two years of ownership, and an economy that grew by 7.9 per cent in the first half of 2026.

The investors who fill our rooms are not adventurers chasing risky bets. They are business owners, executives and professionals who have understood that keeping all their wealth in a single European market is no longer the most rational strategy. They want reliable information, serious partners, and end-to-end support that allows them to act without facing an unfamiliar market alone. That is exactly what we have been doing for years, and the demand we see at these evenings confirms that we are in the right place, at the right time, with the right approach.

More to come

Six conferences this year, and probably one of the best we have organised so far. The tour is not over: we are preparing new events in new cities to keep meeting investors where they are. If you would like to hear about the next dates first, the simplest way is to contact us directly. As always, places are deliberately limited to keep the quality of the conversations high.
