Some property projects deserve a closer look. Not because they are spectacular on paper, but because their combination of location, developer quality, financing terms and market context creates an opportunity you rarely come across. Parallel Batumi is one of them.
Two towers of 33 and 35 floors by Metropol, one of Georgia's most solid developers, in the centre of Batumi, 500 metres from the Black Sea, with a payment structure we negotiated specifically for FFI clients: 15% down on signing, 10% during construction, and the balance through bank financing on delivery in December 2027. In practice, for a studio from 32,000 dollars, the real initial outlay is around 20,000 euros. For a property delivered furnished, in a market that is accelerating.
That is the opportunity. Now let's take the time to understand it properly.
Parallel is Metropol's first residential complex in Batumi. But the developer is no newcomer to the Georgian market. After Metropol Cube and Metropol Oval, which includes a five-star hotel in Tbilisi, the group is launching its first seaside residence in Batumi with the same construction philosophy: eco-friendly materials, energy efficiency, humidity control adapted to the coastal climate, and finishes that meet the most demanding contemporary standards.
Metropol is one of Georgia's main developers, specialising in large-scale, multi-purpose projects with integrated infrastructure. Each of its projects is defined by superior build quality, innovative design and attention to detail, offering not just a place to live but an environment designed for daily life and investment.
This point deserves emphasis. In a fast-growing property market like Batumi, developer quality is one of the most decisive criteria. Late delivery, defects, title issues: these risks are real on some Georgian projects. They are much lower with an operator of this size and a documented history of successful deliveries. It is one of the reasons we selected this project for our clients.
At the heart of Batumi's urban fabric
The Parallel by Metropol is located in central Batumi, near the Alley of Heroes, on Tbel Abuseridze Street, opposite the international stadium. The complex is built around a strong concept: two parallel towers of 33 and 35 floors with views over the sea, the mountains and the city.
In terms of Batumi's urban geography, this location is strategic for two reasons. First, it is a five-minute walk from the city's busiest attractions: the dancing fountains, the Alley of Heroes and the seafront. Second, it is surrounded by complete everyday infrastructure that makes it attractive not only to tourists but also to permanent residents, students and professionals.
Batumi International Airport is ten minutes away by car. Public transport is 90 metres from the complex, with buses every three minutes on average on Tbel Abuseridze Avenue. Major retailers, leading medical clinics, restaurants and shopping centres are all within walking distance. Black Sea Mall is a three-minute walk away.
For an investor focused on rental yield, this density of attractions is exactly what drives occupancy rates over the long term. A central, well-connected property close to activity rents more easily and at better rates than an isolated one, whatever its standard.

Views with real market value
The two towers are positioned to maximise the views from each apartment. The buildings are oriented to capture panoramas over the Adjara mountains and the Black Sea. The east-west orientation lets residents enjoy the morning sun, which naturally counters the humidity typical of Batumi's climate and ensures brighter, healthier interiors.
This is not a purely aesthetic argument. In the short-term rental market, which accounts for a large share of Batumi's rental potential, the view is one of the most decisive criteria for travellers. An apartment with a sea view consistently rents for more than one without a view in the same building. It is a yield premium built into the project's architecture.

Two towers, 592 apartments, 14 penthouses
Parallel offers a full range of layouts: studios of 32 to 33 square metres, one-bedroom apartments of 46 to 54.8 square metres, two-bedroom apartments of 79 to 83.8 square metres, and large apartments of up to 184.3 square metres. Block A has 270 apartments and 7 penthouses. Block B has 322, also with 7 penthouses.
This variety of layouts is a strength. It lets very different investor profiles find what they need. An investor targeting maximum rental yield on a limited budget will look at studios and one-bedrooms, which deliver the highest yields per square metre in short-term rentals. An investor looking for a second home or a personal base will choose a two-bedroom or a larger apartment.
Each floor has only 7 to 11 apartments, which guarantees rare privacy and calm for a building of this size in Batumi's very dense property landscape. It is a deliberately differentiating choice in a market where most towers stack dozens of units per level.
Amenities that support long-term value
The complex includes indoor and outdoor pools, a spa, conference rooms, a children's room, underground parking, a closed and secure site, a fitness room and a professional management company. It runs with integrated hotel infrastructure and a rental management company in the city centre.
This last point matters especially for a non-resident investor. Having a professional management company on site means you do not have to manage tenants from abroad. The apartment works for you without you having to deal with it day to day. That is the very definition of a well-structured passive investment.
Apartments will be delivered in "black frame" condition, including an entrance door with intercom, windows, interior doors and a tiled balcony. The buildings will have CCTV and a concierge service available 24 hours a day.

This is where the project becomes particularly interesting for our clients.
15% on signing, 10% during construction, bank financing on delivery
Metropol's standard payment plan is 10% on signing, 15% during construction and 75% on delivery in December 2027. FFI has obtained specific terms for its clients: 15% on signing, 10% during construction, and the balance financed through TBC Bank, one of Georgia's two major commercial banks, on delivery.
What makes this structure remarkable is what it means in terms of capital tied up. For a studio at 32,000 dollars, around 30,000 euros at the current rate, the effective outlay between signing and delivery is around 20,000 euros. The rest is covered by bank financing in Georgia, within a secure legal framework and at competitive local rates.
For investors used to the down-payment requirements of European banks on buy-to-let, this structure changes the equation completely. With 20,000 euros, you own a 30,000-euro property in a market where prices are rising by 15 to 20% a year, with a net rental yield of 8 to 12% in Batumi. The return on the equity you commit is much higher.
Georgian bank financing: what you need to know
Buyers can finance their purchase with a mortgage from TBC Bank, one of the project's partner banks. TBC Bank is one of Georgia's leading financial institutions, listed on the London Stock Exchange.
Georgian bank financing for this type of property is generally available over 10 to 20 years, with accessible terms for foreign buyers who have the right contacts and a well-prepared file. This is precisely the support we provide: we know the Georgian bank contacts, we know how to prepare a file that gets approved, and we handle the whole financing structuring phase.
The Batumi market in 2026: the figures behind the decision
The market context of this project matters. In February 2026, 1,315 apartments were sold in Batumi, up 19.7% year on year. The total value of the market rose by 33.1%. Foreign buyers accounted for 50% of transactions on the secondary market, with growth of 53.9% on the primary market.
Parallel's starting price is currently set at 1,000 dollars per square metre. The gap between today's purchase price and the market value on delivery in December 2027, in a market where prices rise by 15 to 20% a year, represents latent value that buyers at the delivery stage will no longer be able to capture.
A window that is gradually closing
Projects that combine a serious developer, a central location, an accessible entry price, favourable financing terms and a structurally growing market do not stay available on the best terms for long. Pre-sales have already started, and the best-placed units of the first phases go first.
The recent announcement of Trump Tower Tbilisi, the rise of the Middle Corridor logistics route, 8.8% GDP growth in Georgia in early 2026, and the inflow of top-tier institutional capital all point to the same conclusion. Georgia has entered an acceleration phase, and Batumi is one of its most visible focal points. 2027 prices will not look like 2025 prices.
Buying property in Georgia from abroad cannot be improvised. There are steps to follow, pitfalls to avoid, and decisions that are better made with someone who knows the ground.
We negotiated directly with Metropol the specific terms we offer our clients, including the 15% down payment structure. We handle legal due diligence on the title and the sales contract. We help open the Georgian bank account needed for the purchase. We set up the connection with TBC Bank for financing on delivery. And we put our clients in touch with the rental management company so the property starts generating income as soon as the keys are handed over.
This is not property sales. It is end-to-end wealth advisory, on a project we selected because we believe in its fundamentals.
Parallel Batumi rarely brings together everything a rational investor looks for at once: a reference developer with a proven track record, a central location 500 metres from the sea, architecture designed for rental yield, a payment plan that lets you enter with an effective 20,000 euros, secure bank financing on delivery, and a market with solid fundamentals in a country whose economic growth now exceeds that of almost every European market.
This kind of configuration does not last. The best units go first. And 2027 prices will not be 2026 prices.
Our team can present the available units and the detailed financing terms, and support you at every stage of the purchase.
