It is one of the least known facts about the Georgian market, yet one of the most decisive for an international investor. In Georgia, foreign nationals can get a mortgage from local banks. Not on marginal terms, but on structured ones, with terms of up to 20 years, rates trending down, and down payments of 20 to 40% depending on projects and profiles.
This changes the investment calculation completely. It multiplies the return on equity, gives access to better properties with limited capital, and lets you build a position in this market without tying up your whole stake. You still need to know how to access it, with which banks and with what support.
To understand where mortgage rates stand today, start with the policy of the National Bank of Georgia.
The National Bank of Georgia kept its key rate at 8% at its December 2025 meeting, with inflation at 4.8% year on year in November. The central bank expects inflation to fall gradually to 3.5% in 2026, opening the way for future rate cuts.
This translates directly into the rates commercial banks charge on mortgages. Rates for foreigners currently range from 7 to 8% a year, in Georgian lari or dollars depending on the bank and the loan structure. That is higher than current European rates, but it must be weighed against two factors: the growth of the Georgian property market, which easily absorbs the cost of financing, and the expected downward trend in rates as inflation normalises towards the 3% target.
For a property in Batumi appreciating by 15 to 20% a year, a loan rate of 7 or 8% fits into an overall positive financial equation, especially when rent covers all or part of the monthly repayment.
Down payment, term, amounts: what is really possible
Conditions vary by bank, project and borrower profile. Here is what the market actually offers a non-resident foreign buyer in 2026.
The minimum down payment is generally between 20 and 40% of the property value. On new-build projects with a direct developer partnership, such as the Parallel Batumi complex we offer our clients, the effective down payment can fall to 15% on signing plus 10% during construction, with the balance financed by the bank on delivery. We negotiated this structure specifically; it is not available when buying alone without an established contact.
Repayment terms range from 10 to 20 years depending on the bank and the amount. 15-year loans are often the balance foreign investors choose: monthly payments stay reasonable without stretching the holding period too far.
Financed amounts vary by bank, but properties from 30,000 dollars are generally eligible for financing, which covers most of the market accessible to international investors in Tbilisi and Batumi.
The documents usually required
Each bank has its own criteria, but a mortgage file for a foreigner in Georgia typically includes: a valid passport, recent proof of income, bank statements for the last three to six months, the sales contract or reservation agreement signed with the developer, and full KYC according to each bank's compliance requirements.
You do not need to be a Georgian resident to borrow. Nor do you need to have your income paid into a Georgian bank, although having a local account makes things easier and speeds up processing.

TBC Bank: the most accessible reference
TBC Bank is one of Georgia's two largest banks, listed in London, and together with Bank of Georgia generates more than 70% of the profits of the Georgian banking system.
TBC is often cited as the most accessible and responsive bank for foreigners. It is known for its intuitive mobile app and multilingual advisers specialised in the needs of expatriates and non-resident investors. TBC Bank partners with several major Georgian developers, including Metropol for Parallel Batumi, which means buyers of these projects benefit from an established financing channel with contacts already familiar with foreign files.
Opening an account is quick: in person at a branch with your passport, it takes about thirty minutes. The debit card is available within 24 to 48 hours. The account is multi-currency, in lari, dollars and euros.
Bank of Georgia: institutional strength
Bank of Georgia is part of the London Stock Exchange's FTSE 100 index, making it one of the few emerging-market banks with international institutional visibility at that level.
Bank of Georgia stands out for its partnerships with international banks, which makes incoming transfers from abroad easier and simplifies multi-currency transactions for non-resident investors. It also offers private banking for clients with larger balances, which may appeal to investors who want to centralise their Georgian banking relationship beyond the mortgage alone.
For loan files, Bank of Georgia has a reputation for being slightly more demanding on documentation but also more structured in its support, with advisers dedicated to foreign clients in its central branches in Tbilisi and Batumi.
Liberty Bank and ProCredit Bank: alternatives worth knowing
Liberty Bank and ProCredit Bank are two other reliable institutions in Georgia. ProCredit Bank is particularly known for its SME financing programmes and high transparency standards, inherited from its development model focused on emerging economies.
Both can be interesting alternatives for specific profiles, especially entrepreneurs who want to combine property financing and business financing in Georgia, or investors whose file does not exactly match the criteria of the two large banks.
This is the point many investors underestimate, until the day they find themselves alone with a Georgian bank file, a language barrier and delays that grow with no clear explanation.
Getting a Georgian mortgage as a foreigner is possible. But the quality of the result, the terms obtained, the timing, the right structuring of the file and the right choice of bank for the project and profile all depend very directly on who you are dealing with.
Georgian banks have their own unwritten requirements. Advisers in some branches handle foreign files far better than others. Developers partnered with certain banks give access to fast-track channels that independent buyers do not know about. And the way a file is presented, translated and put in context can make the difference between approval and refusal for the same borrower profile.
Expatriates recommend favouring branches in the central districts of large cities, which handle foreign files more regularly and stick more closely to official policies rather than sometimes more restrictive local interpretations.
At FFI, we know the Georgian bankers who regularly work with investors from abroad. We know how to prepare a file that maximises the chances of approval. We support our clients through the whole financing phase, from opening the Georgian bank account to signing the loan agreement, including putting the file together and connecting them with the right contacts at partner banks.

To show what these conditions mean in practice, take Parallel Batumi, which we currently offer our clients with a specifically negotiated payment structure.
A 32,000-dollar studio means an initial 15% on signing, or 4,800 dollars, then 10% during construction, another 3,200 dollars spread over about two years. In total, around 8,000 dollars committed before delivery in December 2027. The remaining 75%, or 24,000 dollars, is financed through TBC Bank on delivery, over 10 to 15 years depending on the investor's preference.
At 8% over 15 years, the monthly payment on these 24,000 dollars is about 230 dollars. A well-located studio in Batumi rents short-term for 40 to 80 dollars a night in season, with occupancy of 85 to 95% in July and August. Even with year-round management that factors in the low season, rental income comfortably covers the repayment and leaves a surplus. That is the definition of a self-financing investment.
This calculation is not an optimistic projection. It is a mechanism we check project by project and bank by bank before presenting it to our clients.
A few practical points are worth knowing before starting a mortgage application in Georgia.
Opening a Georgian bank account is a mandatory first step. It is done at a branch with your passport. It takes about thirty minutes and the account works immediately. Some banks now allow remote opening for clients who cannot travel, through a notarised and apostilled power of attorney, but being there in person remains by far the simplest and fastest route.
Income must be documented. A sufficiently detailed recent bank statement, an employment contract, tax returns, proof of existing rental income or dividends: any document showing a regular repayment capacity strengthens the file.
Processing times vary from two to six weeks depending on the bank and the complexity of the file. It is best to build this window into the purchase timeline rather than fall out of step with the developer's contractual deadlines.
Finally, loans are currently denominated in Georgian lari or dollars depending on the contract. For an investor earning in euros, the dollar-euro exchange risk must be factored into the overall calculation, although it remains limited for properties whose value and rental income are also in dollars.
Georgian mortgages for foreigners are not an exotic product reserved for insiders. They are an accessible, structured financial tool offered by internationally listed banks, in a country with a documented and solid macroeconomic trajectory. Current rates of around 7 to 8% come against a background of falling inflation and gradual rate cuts, which suggests conditions will improve in the coming quarters.
For an investor who wants to enter the Georgian market without tying up all their capital, local credit is the most rational solution. You still need to know how to access it, who to work with and how to structure the file to get the best terms. That is exactly what we do for our clients, file by file.
We support our clients through the whole financing process: opening a Georgian bank account, preparing the loan file, introductions to the right bankers, and structuring the financing around the project and the profile. Book a call with our team.
