Cars & Coffee in Chavannes-de-Bogis: international real estate

and luxury cars, on 26 April

On Sunday 26 April, FFI invited investors to F Motors, near Geneva, for a Cars & Coffee morning. Between Ferraris and Porsches, the presentation explained why Georgia (8.8% growth, 5% rental tax) has become a serious alternative to Europe's rising tax pressure. A networking morning combining a passion for cars with international wealth diversification.

A new format in an out-of-the-ordinary setting

Many events look alike. Conference room, PowerPoint slides, cold coffee and handshakes in the car park. That is not what FFI wanted for this Sunday 26 April gathering, just outside Geneva.

The Cars & Coffee concept is something else. A morning in one of the most unusual venues in the region, the F Motors showroom at Chemin des Chalets 5 in Chavannes-de-Bogis, among Ferraris, Lamborghinis, Porsches and Mercedes-AMGs, to talk about what really matters: building, protecting and growing wealth internationally.

From 10 am to 2 pm, with strictly limited places and free entry, the morning combines networking, cars and high-level wealth content. The format we didn't know we were waiting for.

F Motors: luxury motoring reinvented

F Motors is a Swiss company specialising in luxury car rental and subscriptions, founded by Jeremy Faustino. It gives its clients exclusive access to a wide range of prestigious models, with a flexible approach and without the constraints of ownership. Its packages include insurance, maintenance, assistance and personalised services.

The fleet speaks for itself: Ferrari Roma, Lamborghini Urus, Porsche 911, Audi RS6, Mercedes-AMG G63, Range Rover Sport. Carefully maintained vehicles, available in Geneva, Lausanne and the main border towns.

The F Motors subscription model lets you change cars regularly, adapting to your needs of the moment. No multi-year commitment, no unexpected costs, no heavy management. A different way to access premium motoring.

During the morning of 26 April, F Motors presents its full offer: monthly subscription, short and long-term rental, and everything this model offers to someone who enjoys beautiful things without wanting the constraints. Preferential terms are reserved for participants discovering F Motors on the day.

Why diversify your wealth internationally in 2026

Before talking about Georgia, we need to talk about the context. International real estate is not a fashion. It is a rational response to a European fiscal and economic situation that is not improving.

In 2026, several large European economies carry public debt well above 100% of GDP, with France now above 118%, structural deficits that governments struggle to reduce, and heavier taxation on wealth: new taxes on holding companies, minimum taxes on high incomes, higher levies on investment income. For anyone who has built something, the question is no longer whether these changes are justified. It is how to adapt your wealth strategy to this reality.

Diversifying internationally does not mean leaving your country or hiding anything. It means spreading your assets intelligently across several jurisdictions, meeting all your reporting obligations, so that you do not depend on a single tax and economic environment. Large families, family offices and institutional investors have done this for a long time. It is now accessible to a much wider group of people who have understood that the rules have changed.

International real estate has specific advantages here: it is a tangible, income-generating asset whose value does not depend on the moods of financial markets. When it is well chosen, in a market with favourable taxation and real growth momentum, it offers a risk-return profile that has become hard to find in Europe.

Combine the exceptional with the essential: dream cars and investments for the future.

Georgia: the market we present in detail

A country whose 2026 figures speak for themselves

Georgia is unlike any other market we follow. It is not an exotic destination for adventurers. It is a structured, documented market, supervised by serious institutions, whose 2026 macroeconomic performance surprised even the most optimistic observers.

At the start of the year, Georgia's GDP growth reached 8.8% year on year, bringing the average for the first two months to 8.4%. International institutions were forecasting 5 to 5.5% for the full year. Moody's raised its growth forecast to 6% and reaffirmed the sovereign rating. The current account deficit hit a historic low of 2.6% of GDP. Public debt is stable at 34.5% of GDP. Sovereign Eurobonds issued in early 2026 were oversubscribed 5.5 times.

For an investor used to reading about European deficits of 5% and debt above 100% of GDP, these Georgian figures look like another world. Yet they are real and verifiable.

‍

One of the most favourable tax frameworks in the world

This is often the first thing that catches our clients' attention. Rental income is taxed at a flat 5%. There is no capital gains tax on property after two years of ownership. No wealth tax. No inheritance tax in most cases. Transfer duties on purchase are around 1% of the price. Corporate tax is 15%, with a 0% regime on reinvested profits.

For an investor who structures the purchase correctly, through a suitable entity and in line with the applicable tax treaties, the difference compared with buy-to-let in Europe is considerable. This is not aggressive planning. It is the use of the legal tools both countries make available.

‍

A still-accessible property market with solid returns

On the projects we select in Batumi, net rental yields reach 8 to 12%, prices are rising by 15 to 20% a year, and entry tickets start at 40,000 euros, a fraction of what the same budget buys in Geneva or any major European city.

Foreign demand is structural and growing. In 2025, 60,000 apartments were bought by foreign investors. International visitors exceeded 7.8 million over the year. Air connectivity has improved considerably, with new direct routes from several European capitals.

Among current projects, the strongest signal of recent weeks is the announcement of Trump Tower Tbilisi: a tower of around 70 floors designed by Gensler, the world's largest architecture firm, developed with the most serious local developers. When the Trump Organization and The Sapir Organization decide together to invest in a market, they do not do it on intuition. They do it because their teams have checked the fundamentals.

‍

Infrastructure under construction

Georgia is investing heavily in infrastructure. The East-West highway is complete. A new terminal at Tbilisi airport is under way. The Anaklia deep-sea port is progressing. A 7.5-kilometre tram line in Tbilisi is out to tender, financed by the Asian Development Bank. A subsea cable to export green electricity to Europe is in the ten-year plans. This is not a country resting on its current strengths. It is building the infrastructure that will multiply its value over the coming decade.

‍

What FFI brings to the morning

The FFI presentation is not generic. It focuses on concrete, selected opportunities, with real data and honest projections.

We present the markets we follow, the criteria we use to select projects, and the structures that allow them to be acquired on the best legal and tax terms from Switzerland or elsewhere in Europe. For every participant who wishes, we take the time for a one-to-one discussion alongside the morning, to answer the question that really matters: is this approach right for my personal situation?

That is the difference between a conference and real support. What we do is not information broadcast to the masses. It is analysis applied to each profile.
